The problem we presented

The Bulgarian real estate market generates significant data every day, prices, listings, trends, demand signals. Almost none of it is usable.

Data is scattered across 20+ platforms: listing portals, agency websites, social media groups, government auction registries, and bank auction pages. Each source uses different formats, different categories, different conventions. None of them communicate with each other. Some of the most valuable channels, social media listings and property auctions are practically invisible to most buyers and professionals, not because the data does not exist, but because no one has built the infrastructure to surface it.

The result is a market where agents, investors, and developers make high-stakes decisions, often involving hundreds of thousands of euros based on incomplete, fragmented, and frequently misleading information.

What Fair Market does

We aggregate data from every source in the Bulgarian property market, clean and enrich it, and deliver live market intelligence through a unified platform. Our data pipeline covers 20+ sources including portals, social media channels, and auction databases, the last two of which have no equivalent in any existing Bulgarian tool.

Every listing that enters Fair Market is reclassified, retagged, and enriched before it reaches the user. Duplicates are removed. Fake listings are flagged. Missing information is corrected. Price history is reconstructed across all platforms a listing has appeared on.

On top of this, we apply a proprietary scoring formula that identifies listings genuinely priced below market value — a shortlist of underpriced properties that does not exist anywhere else in Bulgaria.

The platform delivers this through a live analytics dashboard covering market trends by city and district, a unified property search, neighbourhood benchmarking tools, and an AI assistant that answers questions about the Bulgarian property market in plain language.

Presenting at Pitch2Pitch gave us the opportunity to test how clearly we communicate a problem that most people in the room had felt but never seen named precisely. The questions and challenges we received, from investors and founders who have seen many pitches confirmed that the problem is real and that our approach is distinct.

The feedback sharpened our thinking. The conversations that followed opened doors.

What comes next

This recognition is one data point in a longer story. We have a live product, a growing data pipeline, and the first commercial partnerships forming. The work ahead is to convert that foundation into a platform that becomes the standard intelligence layer for Bulgarian real estate professionals.
